What is the difference between General Contracting and Construction Management?
GC offers a lump sum contract where the contractor takes more of the risk while maintaining construction budget within.
CM offers an open-book, cost-plus approach where the contractor has less risk while maintaining an open construction budget which is reviewed by the owner at will.
What does cost/square foot mean, and why does it vary?
Cost/square foot is the price of construction divided by the size of the project area. Cost/SF can vary based on size, complexity, and finishes selected for the project. This should only be considered accurate if there is proper drawings and/or scope defined for the project.
